Buying a home can be a timely, confusing process which can create many questions especially when it comes to the home inspection. Of course, you probably know that the inspection is meant to inspect the house and bring any problems to light. But you may very well be jumping the gun & making some false assumptions about what's involved in an inspection.

What is a Home Inspection?
A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections.
When do I need a Home Inspection?
Upon conclusion of attorney review, you have 14 days to schedule an inspection, unless otherwise stated in the contract. This is a guideline & any date can be negotiated between the attorneys.
What is the purpose of a Home Inspection?
The inspection is to determine any defects in the home that may need remediation. It is not an opportunity to negotiate the price down simply because you are dissatisfied with the decor or the age - this cannot be considered a latent defect. Everyone's personal style is as unique as a snowflake. Stick to the functional issues that need to be addressed. Remember, old is not broken.
What is included in a Home Inspection?
The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.
